Housing Counseling Services

Blaine County Housing Authority now provides free housing counseling services.  Detailed explanations of what services are offered are listed below. Please call our office at 208.788.6102 to schedule a one-on-one meeting.

Almost everyone can use a little guidance.  If you find yourself confused or struggling with financial decisions, housing counseling can provide key elements in goal planning and help identify gaps in your budget or explore ways of looking at your unique situation.  Life is complex and often asking for help can be embarrassing.  Our services are confidential and free.

One-on-One Counseling in the following topic areas:

Pre-Purchase
Counseling that prepares clients for mortgage readiness; prequalification, standardized income calculations, credit report review. Counseling sessions address savings, credit and debt barriers to homeownership and help developing a personal action plan.

Foreclosure
Counseling to homeowners in financial crisis. Default and delinquency, including reasons for default; ways to maximize income and reduce expenses; calculating delinquencies; understanding the players in the mortgage marketplace; loss-mitigation options for a variety of mortgage products; legal information about foreclosure laws and timelines; tips on effectively communicating with lenders and servicers; and understanding homeowner and lender rights and obligations found in loan documents.

Post-Purchase
Help for both new and existing homeowners to manage their most important asset. Topics include home maintenance and repair, financial management and budgeting skills, insurance, methods for getting homeowners more involved in their community, early intervention programs to prevent delinquencies and default, and the pros and cons of refinancing.
